"THE HOME PLACE”

Bridger, Montana

LOCATION

Just 4 miles south of Bridger, Montana adjacent to rock outcrops and cedar trees; sits “The Home Place.” Accessed from Bridger via highway 310 and a graveled county road or accessed from the southwest via highway 72 and again a graveled county road. The property is almost equidistant, 55 miles, between Montana’s largest city, Billings and Wyoming’s historic town of Cody. Red Lodge, a Montana recreation Mecca is a mere 25 miles to the west.

AREA

The town and community of Bridger centers around agricultural enterprises, farming and ranching in the Clarks Fork River Valley. Bridger named after the historic Scout Jim Bridger; affords basic services, grocery store, bank, small shops and a school system of K – 12.

Billings, Montana and Cody, Wyoming both offer major medical communities, major shopping options and commercial air service. Red Lodge, Montana has along with its recreation opportunities, more moderate shopping, eating establishments, is the County Seat and has a new community hospital.

ACREAGE – LANDSCAPE - WATER

The property itself is 9.4 +/- acres of which 1/3 is rock outcrop hillside with a cover of sage, pine and cedar trees; the remaining 2/3 is grass and hosts the improvements. The general overall landscape is sandstone hills which are cut with coulees all pointing toward the Clarks Fork River valley which flows out of Wyoming on the south flowing north to the Yellowstone River. This valley is wide and relatively flat giving rise to high quality farm land that is irrigated which coupled with a growing season of 135 days, a variety of crops are grown and produce well. Ranches in the area are normally quite large and depend on Federal Grazing leases for sound livestock operation.

IMPROVEMENTS

HOME: Certainly ranch style and fitting for its location. A two level, walk out basement and great deck for sitting, sunning, entertaining and enjoying the fantastic view across the valley to the mountains. A total of 3,196 square feet with 4 bedrooms and 3 baths. Upstairs is an open kitchen, dining area and sunken living room with rock fireplace. Down stairs is a recreation room and lounging room with a fireplace. A western atmosphere carries through the home as does the feeling of family life and entertainment. BARN (above): As “The Home Place” the barn was a functional “barn,” 24 feet by 50 feet in size, with a hay loft, 3 horse stalls, tack room and storage area. In the recent years it has been finished into a multi-purpose barn for guests with functional kitchen, eating area, recreation area, outside sitting patio and sleeping room in the loft. A fantastic place for families, children, teenagers to associate, or with a little elbow grease converted back into a barn. (SEE PHOTOS BELOW)

CABIN: Yes, for guests and kind of fancy. A 12 foot by 20 foot milled log one bedroom cabin with its own bath and Jacuzzi tub. A covered 6 foot outside sitting spot and entry way.

DSCN3618.JPGOTHER STRUCTURES: A wooden play house for the kids and a two room plumbed out building with rest room on one side and shower room on the other.

***Note: This property has been the living quarters and support facility for a local rancher who is now down-sizing his operation of a cowboy/cowgirl work as a rancher business. He and his wife will own adjacent lands and be your neighbor.

RECREATION

Mountains abound in this area affording millions of acres of public use land whether BLM or Forest Service. Within 10 miles you can be on BLM lands and 30 minutes the Forest Service both having areas open to motorized units, horseback and hiking. The Pryor Mountains are to the east and though small in size are truly interesting. The Beartooth Mountains to the west are magnificent in all respects, from the major ski area “Red Lodge Mountain,” to beautiful streams such as the Rock Creek, then on high mountain plateaus and lakes as far as you can see. Do not forget that the Beartooth Highway to Yellowstone National Park begins at Red Lodge.

For big game hunting, antelope, deer, elk and bear are out there. For the bird hunter; pheasants, grouse, ducks and geese. For adventure the Pryor Mountains claim a “Wild Horse” herd.

To fish; start at home on the Clarks Fork, go to the Beartooth Mountain streams and lakes, the famed Yellowtail Reservoir is near as is Buffalo Bill Reservoir at Cody, Wyoming.

BROKER’S COMMENTS

Sometimes you can say too much but when you are impressed with a property as I am with this that is easy. Location, location, location; whether you want access to Cody, Wyoming, only 55 miles south or Billings, Montana 55 miles north, this is great. A climate of low humidity and long growing season, so retire if you want. Set up for a family, horses if you like, relax or entertain; easily accessible. Just make it HOME.
